Shelton Title routinely furnishes title evidence to other title companies for large agricultural, commercial, and energy transactions. The attorneys of Shelton Title have examined titles for some of the largest and most complex land and energy transactions in the Texas Panhandle, including substantial farm and ranch properties, wind and solar energy projects, municipal groundwater transactions, and oil & gas transactions.

Sovereignty Title Plants

Accurate and reliable title plants dating back to sovereignty in each county

A title examination is only as accurate as the information the examination was based on. Some title agents base their search on records dating back only to 1979. At Shelton Title, we maintain historical property records back to sovereignty in every county in which we operate. In most of those counties, our title plants are the only title plants in existence which cover the county back to sovereignty.

A full sovereignty title search is particularly important when examining titles to rural and agricultural lands, as many reservations, restrictions, easements, severances, or other encumbrances to title occurred long ago. Such encumbrances need to be known by the purchaser of these properties, the lenders that finance it, and the operators and developers of energy projects and other improvements on such properties. Most times, a thorough title examination back to sovereignty is the only way to identify such issues.

Closing + Escrow Services

We strive to make the closing process as seamless and convenient as possible for all parties involved in every transaction we close. With five offices across the Texas Panhandle, we offer the convenience of conducting in-person closings at an office near you. In instances where an in-person closing is not possible due to scheduling conflicts or other reasons, we strive to accommodate your schedule by meeting you at your preferred location or arranging for a mobile notary. In addition, Shelton Title invests in the latest technologies to utilize electronic signatures when possible.

As part of Shelton Title’s commitment to keeping your funds safe and secure throughout the closing process, Shelton Title has partnered with ClosingLock, the leading provider of wire fraud prevention software for the real estate industry.
